Frequently Asked Questions (FAQ)

What are the risks in real estate sale?

Common risks include the legal status of the property (title deed, encumbrances), possession handover, warranty issues, bank processes and payment schedule errors. These can be well managed in the contract.

Deposit or advance payment – what is the difference?

The legal consequences of a deposit differ: special rules apply in case of failure. Advance payment, on the other hand, is basically refundable. It must be precisely named and regulated in the contract.

What should be considered in gift transactions?

Encumbrances, usufruct, onerous elements, family relations and prevention of later disputes. In many cases, it is worth settling usage and cost-bearing in advance.

When is an attorney needed in real estate sale?

Countersigning the document is an attorney task, and the key to the procedure is that the contract is prepared in accordance with the specific transaction, managing risks.

What does encumbrance removal mean in practice?

It is not just a matter of "deletion": the conditions for removing the encumbrance (e.g., bank certificates, permits, scheduling) must be handled together with payment and possession handover.

Do you provide complete transaction support until ownership registration?

Yes: contract, countersigning, coordination of land registry proceedings, alignment with bank documents.
